Hi I’m looking for legal guidance and possible representation(pro bono if available) for a situation where I reside. Basically old owner had property taken by shady lender co. Owed a large debt and well had several of his assets taken to “payoff” the debt/interest etc. so for the last 6-7 months there has been no one to maintain building or do repairs etc. we as tenants (4outta 6) pulled together and paid for trash services and did our own repairs due to not having anyone to call, and we also did the gardening biweekly etc In those 6-7mo we had a few people claim to be owners and asking for rent didn’t give them and never saw again. Now 7months later new guy comes states he’s owner demanding rent and having no actual proof of ownershi. after contacting LA housing and assessor office both confirmed not owner. Did my own research and found they paid for something thru sheriff $6579 but also learned that the building is up for auction thru another company THIS Month was for oct 2 but moved to 29th by beneficiaries so I’m so confused The guy has lied to other tenants harassed and bullied for rent and past rent which they claim to be entitled to. they Added themselves to the RSO AND the property tax is still delinquent according to the county records I found thru researching. There is termites, bugs, garages are broken and not working and rodents in garage and under house. (to much to list) my family is barley making the day to day due to health (not COVID) my uncle is disabled and mom is senio with limited income.. Now they want entry to “inspect” which I believe is bull.. i think they are showing to investors. as of this morning assesors sent me email regarding ownership which. First listed old owners then sent a follow up with these guys. What is needed for them to be able to legally claim rent!? I mean if they were owners why is the building up for auction again if they claimed to have bought it but I don’t think 1.5 mil property would sell for 6g. I think they bought the interest or equity in the first mortgage(Don’t know if that’s possible) can someone plz guide me to what I need to ask or look for before trusting them. or there a need to be represented just in case.
